7 Things to Know Before Moving in Denver
Whether you're relocating from another state or just across town, here are some practical tips to make your Denver move go smoothly.
- The best time to move in Denver, CO
- Certificate of Insurance (COI) requirements in Denver
- Reserve the elevator and loading dock
- You'll likely need a parking permit for your moving truck
- Plan around Denver traffic and toll roads
- Altitude, foothills, and mountain access
- If your move-in and move-out dates don't line up, use our storage

The best time to move is late spring or early fall (but we move year-round)
Roadway Moving will complete your move no matter the weather. Snow, ice, wind, summer heat — whatever Denver throws at us, our crews show up and get the job done. That’s not a concern.
But for you, Denver’s weather is unusually variable, and timing matters. Winter snow can hit any time from October through May, and Front Range storms can dump a foot overnight or coat sidewalks and stoops with ice. Late spring storms are common — Denver routinely sees its heaviest snowfall in March and April. Moving in those conditions is doable, but slower, slipperier, and harder on anything sensitive to cold (electronics, vinyl records, candles, certain wood finishes).
Summer brings the opposite extreme. July and August regularly hit the 90s, and the sun at 5,280 feet is much stronger than at sea level — sunburns happen fast, and the inside of a parked truck can climb 30°F above the outside temperature. Late summer also brings the occasional wave of wildfire smoke from across the Mountain West, which can make outdoor work harder for a day or two.
Late spring (mid-May through early June) and early fall (September through mid-October) are the sweet spots: mild temperatures, lower precipitation, and slightly off-peak rates.
If you need to move in January, we’ll get it done. Just pack your essentials (medications, phone chargers, toiletries, a change of clothes, warm layers) separately and keep them with you rather than on the truck, and make sure both the old and new place have heat running before the crew arrives. In summer, sunscreen and cold water are not optional.
Many buildings require a Certificate of Insurance (COI)
If you’re moving into a high-rise, condo, or managed building in Denver — especially in Downtown, LoDo, the Golden Triangle, RiNo, Cherry Creek, or the Denver Tech Center — the building management will likely require your moving company to provide a Certificate of Insurance before they allow the move.
This protects the building in case of damage to floors, walls, elevators, or the lobby. Each building has its own COI requirements with specific coverage amounts and named insured parties. Some buildings won’t let the truck pull up without one on file.
When getting quotes from movers, ask if they can provide a COI. A professional moving company should provide this at no extra charge. Roadway Moving is fully insured and we provide COIs to our customers as part of our standard service.
Reserve the elevator and loading dock
In larger apartment buildings, condos, and high-rises, you’ll need to reserve a freight elevator and loading dock time slot in advance. Many Denver buildings only allow moves during specific weekday hours and require a building engineer or concierge to be present. Contact your building management as soon as you have a move date locked in. Missing your slot can mean rescheduling your entire move.
Many Denver apartment buildings and HOAs also charge move-in fees and require proof of renters insurance before they hand over the keys — check with your leasing office or HOA ahead of time so you’re not surprised on move-in day.
You’ll likely need a parking permit for the moving truck
This is one of the more Denver-specific items on this list. The City and County of Denver requires a temporary moving truck permit to reserve curb space in much of the city, particularly in dense neighborhoods like Capitol Hill, Cheesman Park, the Highlands, Wash Park, Baker, Five Points, and anywhere downtown. Permits are issued through Denver Public Works and typically need to be applied for several business days in advance.
Without a permit, your truck can be ticketed, blocked in by parked cars, or unable to park close enough to the building — and in the meantime, the crew is stuck shuttling boxes from half a block away. Suburbs like Aurora, Lakewood, and Englewood have their own rules, which vary by city.
Roadway handles this for our customers. If your address needs a permit, we’ll flag it during your quote and walk you through what’s needed.
Plan around Denver traffic and toll roads
Denver traffic has gotten significantly worse as the metro area has grown. The I-25 corridor (especially the “Mousetrap” interchange with I-70), I-70 east and west of the city, C-470, US-36 to Boulder, and 6th Avenue can all turn a 20-minute drive into more than an hour. Rush hours are roughly 6:30 to 9:30 a.m. and 3:30 to 6:30 p.m.
Denver also has a real toll road network. The E-470 beltway around the east side of the metro, the Northwest Parkway, and the I-25 Express Lanes are all tolled. If you’re driving your own car, get an ExpressToll transponder before you move. Without one, you’ll be billed by mail at higher License Plate Toll rates.
Heading west toward the mountains, I-70 between C-470 and the Eisenhower Tunnel is famously bad on Friday afternoons and Sunday evenings, particularly during ski season and summer weekends. If your move involves a mountain town or foothill community, our drivers plan around those windows.
If you’re moving with Roadway Moving, don’t worry about tolls for our trucks. They’re already included in your flat-rate quote. And since we offer flat-rate pricing, you won’t pay extra if our crew gets caught in traffic either.
Altitude, foothills, and mountain access
Denver sits at 5,280 feet, and the foothills west of the city climb fast from there. That has a few practical effects on a move.
If you’re moving in from sea level, expect to feel the altitude for the first few days. Stairs feel steeper, water bottles get drained faster, and hauling boxes is more tiring than you remember. If you’re planning to help with the move, take it easy and hydrate. (For our crews, this is a non-issue — we work at altitude every day.)
If you’re moving in from sea level with sealed items — vacuum-sealed bags, sealed snack containers, certain electronics with pressure-sensitive parts — don’t be surprised if a few packages look puffy on arrival. It’s just the pressure difference and almost always harmless.
If you’re moving in or out of the foothills — Evergreen, Conifer, Genesee, Morrison, Indian Hills, parts of Golden, or anywhere up I-70 or US-285 — the move needs a little extra planning. Roads are often narrow, steep, and winding, with switchbacks and limited turnarounds. Some properties have long gravel driveways or narrow private roads that a full-size moving truck can’t reach, in which case the rig parks at the bottom and we shuttle to the front door with a smaller vehicle.
This is normal for us. When you book, just mention the address and we’ll send a team and vehicles sized for it.
If your move-in and move-out dates don’t line up, use our storage
It happens all the time: your lease ends on the 30th but you can’t get into your new place until the 3rd. If you need somewhere to keep your stuff in between, Roadway Moving offers short-term and long-term storage solutions in Denver. Your belongings stay safe in our climate-controlled facility with 24/7 security until you’re ready for delivery.
