The best time to move is late fall or late spring (but we move year-round)

Roadway Moving will complete your move no matter the weather. Heat, humidity, tropical downpours, whatever Miami throws at us, our crews show up and get the job done. That’s not a concern.

But for you, Miami’s calendar is unlike anywhere else in the country, and timing matters. Hurricane season runs from June 1 to November 30, with peak activity in August, September, and October. Most days during hurricane season are fine, but tropical storms and hurricanes can shut down moves on short notice, and many buildings restrict moves entirely when a storm is in the cone of uncertainty. Insurance companies sometimes pause new policies during active threats, which can complicate closings.

Summer (May through September) is hot and humid, with temperatures in the high 80s to mid-90s and daily afternoon thunderstorms. Loading a truck in 90°F heat with 80% humidity is no joke, and your belongings feel it too: electronics, candles, wood furniture, leather, and anything else heat-sensitive doesn’t love sitting in a hot trailer.

Winter (December through April) is Miami’s dry season and tourist high season. The weather is gorgeous, which is why snowbirds, vacationers, and seasonal residents flood the area, traffic gets significantly worse, and demand for moves spikes around the start and end of the season.

Late fall (mid-November to mid-December) and late spring (mid-April to mid-May) are the sweet spots: hurricane season is past or hasn’t started, snowbird traffic is lighter, and rates are more reasonable.

If you need to move in August, we’ll get it done. Just pack your essentials (medications, phone chargers, toiletries, a change of clothes) separately and keep them with you rather than on the truck, keep an eye on the National Hurricane Center forecast in the days before your move, and have the AC running at your new place before the crew arrives.

Almost every Miami building requires a Certificate of Insurance (COI)

If you’re moving into or out of a condo, high-rise, or managed building in Miami — especially in Brickell, Downtown, Edgewater, Aventura, Sunny Isles, Bal Harbour, Surfside, or anywhere along the beach — the building management will almost certainly require your moving company to provide a Certificate of Insurance before they allow the move.

This protects the building in case of damage to floors, walls, elevators, or the lobby. Miami COI requirements tend to be strict, with specific coverage amounts and the building’s owner, association, and management company often all named as additional insured. Some buildings won’t let the truck pull up without a COI on file.

When getting quotes from movers, ask if they can provide a COI that meets your building’s specific requirements. A professional moving company should provide this at no extra charge. Roadway Moving is fully insured and we provide COIs to our Miami customers as part of our standard service.

Condo association approval and loading dock reservations

This is the most Miami-specific item on this list. South Florida condo associations are notoriously strict, often more so than co-op boards in New York. Plan on the following:

Association approval for many Miami condos requires an application, background check, financial review, and sometimes an interview. This process can take two to four weeks or longer, especially in higher-end buildings in Brickell, Coral Gables, Bal Harbour, and Sunny Isles. Start the paperwork the moment your contract is signed. A non-refundable association fee is standard, separate from any move-in deposit. Loading dock and service elevator reservations are mandatory in most high-rises and have to be scheduled in advance, often weekdays only, with strict time windows (commonly 9am-4pm, never weekends). Floor and wall protection in elevators and hallways is required, and many buildings dictate exactly how it must be installed.

Some oceanfront buildings also have specific rules about how moves can use the loading dock relative to deliveries, valet operations, or beach access. Roadway Moving handles all of this routinely — when you book, just tell us the building and we’ll coordinate with management directly.

Watch out for toll roads in South Florida

Miami-Dade and Broward have an extensive toll network. The Florida Turnpike, Dolphin Expressway (SR 836), Don Shula Expressway (SR 874), Snapper Creek Expressway (SR 878), Sawgrass Expressway, and the I-95 Express Lanes are all tolled. Two of the causeways are also tolled: the Rickenbacker Causeway (the only road to Key Biscayne) and the Venetian Causeway (one of the routes to Miami Beach).

If you’re driving your own car, get a SunPass transponder before you move. Without one, you’ll be billed by mail at higher Toll-by-Plate rates, and out-of-state plates often see additional administrative fees. SunPass also works in Georgia, North Carolina, and several other states under reciprocal agreements.

Plan around Miami traffic and the causeways

Miami traffic is its own animal, and it gets noticeably worse from December through April when seasonal residents and tourists arrive. The I-95 corridor (especially through downtown and the Brickell exit), I-195, I-395, the Palmetto Expressway (SR 826), and the Dolphin Expressway (SR 836) can turn a 20-minute drive into more than an hour. Rush hours are roughly 7-10am and 4-7pm.

If you’re moving to or from Miami Beach, Key Biscayne, Fisher Island, or any of the barrier islands, causeway timing matters. The MacArthur (I-395) and Julia Tuttle (I-195) causeways back up during rush hour. The Venetian Causeway has a draw bridge that opens on schedule. The Rickenbacker Causeway to Key Biscayne is the only route in and out — when there’s an event or an accident, expect delays.

Heavy rain and king tides can also flood low-lying areas in Miami Beach, Brickell, and parts of Coral Gables on short notice, sometimes making certain streets impassable for a few hours. Our drivers know which routes are reliable and which to avoid in those conditions.

Since Roadway Moving offers flat-rate pricing, you won’t pay extra if our crew gets caught in traffic, but building your schedule around peak hours helps everything run smoother.

Apartment complexes and condos often require move-in fees

Beyond the association approval fees mentioned above, many Miami apartment communities and condo buildings charge separate move-in fees and refundable damage deposits, and most require proof of renters insurance before they hand over the keys. Some buildings also have specific rules about which entrances moving trucks can use, where they can park, and for how long. Beachfront buildings in particular may restrict moves to certain days or away from peak guest hours. Check with your leasing office or association ahead of time so you’re not surprised on move-in day.

If your move-in and move-out dates don’t line up, use our storage

It happens all the time: your lease ends on the 30th but you can’t get into your new place until the 3rd, or your condo association hasn’t given final approval yet.
